MOVE OUT NOTICE: At some point the relationship will come to an end.
- Tenant Decides to Leave: If the tenant decides it is time for them to leave, they will typically call you or text you to let you know. Have them complete a NOTICE OF TERMINATION OF TENANCY. Keep everything in writing; you do not what to get to a point where they do not leave, and you have no written proof as your next tenant is trying to move in.
- Go over and meet them face to face,
- Say “Sorry your leaving, you were a great tenant” and get the termination document signed.
- Give them the cleaning check list and let them know what is expected for cleaning.
- Tell them the date and time they need to be out as per your initial lease which is typically 12:00 noon on last day of month.
- Discuss a time that they agree to when they will have the property cleaned you can do the final walk-through together.
- Discuss the process about you showing the property to other prospective tenants. Tell them that you would like to show the property to other tenants so you will give them 24 hours notice (confirm text is o.k.). Let them know you will pre-screen the tenants and will arrange them in groups so to disturb them as little as possible.
- Ask if they could have the property clean for theses showings. Tell them you do understand there may be a few boxes out as they are moving. Ask if they can go out during the showing. I have seen some landlords that provide the tenant with a coffee gift card, so they have somewhere to go during the showings. It is best not to have the current tenants at the property as sometimes they talk too much and tell stories that may not be true.
- If the property looks like a ghetto during the showings, and you plan on doing work on it before the next tenants move in, it is very difficult for most new tenants to envision how good it will look when you are done. In this case you are better off just waiting to show the property until after the work is completed.
- I will always ask the tenant if they may be able to move out a few days early. This will give you a bit more time for renovations. Or this is good so the next tenants may be able to move in earlier. I will offer to credit them back those last few days of rent, if they leave early and the property is clean.
