As the landlord, if your tenant is renting in a condo situation, it's important for you to review the rules with the new tenant. If there are special rules about noise, garbage, elevator use, etc, they must be reviewed on Move in Day.
In other situations, there may be certain rules you have about the property that are part of the lease agreement such as smoking, guests, parking, etc.
Remember, if you don't document it, it didn't happen. It's important to have the new tenant sign off on any property rules you have in place.
Any specific rules must be included in the Rules and Regulations section of the lease agreement they have signed. Be sure to point out the highlights of this section when finalizing the lease agreement.
