When you write your advertisement, target the type of tenant that you are looking for. Describe them in the advertisement. State something like “This cute and cozy inner-city condo is ideal for a nonsmoking, professional couple with no not pets or children.” Or “This large suburban family home, close to schools is ideal for your entire family, pets and kids are welcome”.
TIPS:
Always display good quality photographs of the property in your advertisement.
Write the ads so that it answers most of the questions, include the following:
- Rent amount.
- Damage deposit amount required.
- What portion of the property do they get to use (main floor, basement suite or entire property, & is the garage include at this price) Also mention if another portion is rented separately.
- Size of property (Square Footage)
- Number of bedrooms, bathrooms, appliances (washer, dryer, dishwasher, fridge, microwave).
- State if the Washer/ Dryer is shared with other tenants or if it is for exclusive use of this tenant.
- State if there have been recent renovations.
- Parking situation: Garage, list stalls provided, off street or on street.
- Who is responsible for paying utilities? and what % they may be responsible for.
- Length of lease required.
- When is the property available.
- Discuss pets. state it they are allowed and if they are allowed and what type and how many.
- Discuss who is responsible for yard maintenance and snow shoveling.
- Location: quiet location, family location close to schools, close to transportation, close to amenities, close to restaurants, shopping, and if located on a busy street then look for the benefit (close to transit). It is better to tell them it is located on a busy street, so they do not no show on the viewing once they drive up.
- Always Include links to Google maps, virtual tour, or more pictures.
- Talk about the neighbourhood and the area amenities; if someone is moving from out of the city, they may want to know about all the great restaurants in the area.
- Describe the parking situation.
- Most importantly tell them how to contact you. Phone, Text, Email, Webform. Start to take control of the process early.
Include links to virtual tours if available.
Promote yourself as a good landlord - the property will be well maintained and cleaned and ready for your tenant move-in.
