Depending upon the age of the home the electrical system is probably in good condition

  • Older homes may have limited plugs on the kitchen countertops.
  • Older homes may not have grounded plugs and there may be limited plugs in bedrooms.
  • Explain to the tenants that in many homes they can not plug multiple items in on the countertop as it may blow the breakers as older homes have less current available than newer homes.
  • Show the tenants where the electrical panel is and how to reset the breakers if necessary.
  • If the breaker box is in a different unit (separate basement suite) they will have to have the other tenant reset the breaker for them. Provide the upper tenant with an extension cord (for rare instances where the lower tenant is gone, and the fridge breaker blows out and it can not be reset for a few days) to plug in to a different outlet that is not blown.
  • If you have aluminium wiring tell the tenants to let you know if a plug seems hot or are intermittent (power goes off and on randomly). 
  • If the tenant is having consistent electrical problems have a certified electrician come and repair the problems; this is a good investment for your property, both for safety and property value.
