As a landlord in Alberta, you are responsible to provide your tenant with a safe and well-maintained property. The better you look after your property the more value it will have when you go to sell, you will get better tenants and you will get a higher rent. We recommend keeping the properties maintained to a high standard. We ensure the entire property is in good working condition when the tenants move in.
PLUMBING: Water will be your biggest problem. Tips to consider!
- Make sure all faucets do not leak prior to the tenants moving in.
- When purchasing new faucets and toilets, buy quality items with lifetime warranties to reduce time between failures.
- Install ¼ turn shutoff valves on all lines. Explain to tenants where they are and if they have a leak at night to use the shut off as a back up before calling you in the morning.
- When purchasing new faucet, shower heads and toilets select low flow models, to save on utility costs.
- Explain to tenant where the main water shut of is and how to use it (label this).
- Explain to tenant where the water shut off is at the hot water tank (label this). Instruct them to turn this off if water tank leaks.
- Tell tenant if they start to see small leaks or drips (especially around the water tank) to let you know early on before a major problem starts.
- Be proactive and fix these problems early to prevent water damage to your home.
- Explain to the tenant how to shut off the outside hose bib and let them know it is their responsibility to shut off before winter. (Always go and check in the fall).
- Explain to the tenant to keep the drainpipe extensions on to keep water out of the basement.
- Show the tenant when they move in that all drains are running smoothly. Explain that they will be responsible for plugged toilets and sink drains, so make sure you keep the hair out of the drains, and only poo, pee, and paper in the toilet (no wipes or feminine hygiene products).
