HOW TO QUALIFY THE TENANTS: 

There are several steps to making sure the applicant you select is a qualified tenant. This means you have verified facts about their employment, credit status, current living situation and their financial security.

During the showing, discuss the auto-debit for rent collection and also begin the process of qualifying the applicant by asking them some questions. Once they pass pre-screening and fill out the application, you'll also provide them with the Employer Screening Checklist. If you're able, try to reach the HR department of their company to conduct your screening. This will ensure they haven't provided a friend's name for their employer reference.

Do your research. Perform the credit check, investigate their profiles on social media platforms, speak to their previous landlord and ask specific questions using the Landlord Screening Checklist.
